Derek was looking for a ~~booty-call house~~ investment property in the Maryland area for cutting down on all those hotels. Yes, a house was somehow the better investment. Just don't ask why rich people do these things. Or why Teen Wolf characters do anything. Just accept it and move on.

On one hand, he wasn't looking for an abandoned shack to lurk in. On the other, he hadn't hired a real estate agent to keep him away from the really shitty properties yet.

That would be why he was looking at a house that had probably been very nice fifty years ago. And frowning at the listing. "This says it has character."

Stiles only regretted not having super strength to pay the favor back to Derek. Though Stiles suspected that Derek liked abusing the super strength way more than he'd like to admit.

"I could let you down," Derek replied, eyebrows shooting up like he was so innocent in this. It didn't help that he was working his fingers between Stiles' ass cheeks to tease him at that moment, though.

Stiles bit down on his lip, pressing his hips back against Derek's hand. "I don't think you want to do that."

"Not really," Derek admitted, tilting his head to watch Stiles' reactions as he carefully tried pressing a finger into him. He wouldn't get very far without lube, but that would mean letting go.

Stiles dug his fingers into Derek's shoulders, forcing himself to relax even though all he wanted to do was press back against Derek. He shut his eyes, getting used to it all and enjoying the feeling.

Derek paused for a moment, turning his head to kiss him for that. "Too much?" he asked, sounding a little shaky himself as he continued to pressed one finer into him until his as at the knuckle.

Stiles shook his head. "I'm good. Just--go slow."

Derek hummed, shifting his hold on Stiles just enough to accommodate what they were doing. "We're christening a house that isn't even ours."

Stiles chuckled. "A new low for us."

"Imagine how bad we'll be when it is our house," Derek replied, only now carefully moving his finger.

Stiles breathed out slowly, gently rocking his hips. "We'll have to christen every room."

"Would that be a problem?" Derek asked, helping distract him a little with a kiss.

Stiles had no issue with that. He kissed Derek back without complaint, doing his best to cling to him more. If it was even possible to do so.

Well then, Derek was forced to pull his fingers out in order to hold onto Stiles better. He made a noise that could have been a growl as he pinned Stiles against one of those tacky walls.

Let's just hope the tacky didn't rub off on him.

Stiles groaned, breaking the kiss to get some much needed air. "Do you have stuff?"

Stupid question, really.

"I was coming to visit you," Derek replied like that was the answer. "Down. Turn around."

And look at that terrible wall for him.

You better make this good for him if you expected him to look at this wallpaper, Derek.

Stiles obediently turned around and put his hands against the wall. And tried not to look too closely at the wall.

And that wallpaper gazed back at him like the abyss. Or something.

Derek quickly dropped to his knees, tugging down at Stiles' pants until they were around his thighs. Hopefully for Stiles, making it up to him meant continuing to open him up with his tongue.

"Oh!" Yeah that helped. That helped a whole lot. Stiles spread his legs as best he could without tripping over his jeans, trying to push back to get more of that, thank you very much.

Derek curled his hands around Stiles' hips to keep him in place, humming pleasantly at how eager he was. Because clearly Derek wasn't as eager as that. Nope. Not at all.

"Better?"

Stiles nodded, unable to form the words to express it at the moment. He jerked his hips back again, subtly hinting at what he wanted.

Derek grinned despite himself, biting gently at Stiles' cheek. He struggled for a moment to get the little packets of lube from his back pocket, dropping all but one. Someone was ruining his coordination.
