Derek was looking for a booty-call house investment property in the Maryland area for cutting down on all those hotels. Yes, a house was somehow the better investment. Just don't ask why rich people do these things. Or why Teen Wolf characters do anything. Just accept it and move on.

On one hand, he wasn't looking for an abandoned shack to lurk in. On the other, he hadn't hired a real estate agent to keep him away from the really shitty properties yet.

That would be why he was looking at a house that had probably been very nice fifty years ago. And frowning at the listing. "This says it has character."

Derek curled his hands around Stiles' hips to keep him in place, humming pleasantly at how eager he was. Because clearly Derek wasn't as eager as that. Nope. Not at all.

"Better?"

Stiles nodded, unable to form the words to express it at the moment. He jerked his hips back again, subtly hinting at what he wanted.

Derek grinned despite himself, biting gently at Stiles' cheek. He struggled for a moment to get the little packets of lube from his back pocket, dropping all but one. Someone was ruining his coordination.

Stiles looked back when he heard the noise. "What was that?"

"Hey," Derek muttered, tearing open the packet with his teeth. "Face forward."

You encouraged these things, Stiles.

"Getting bossy on me now?" he asked, doing as he was told.

"Yeah, I am." And for that, he wasn't going to warm the lube up anymore than it might have been from being in his pocket. Instead he was just pouring a stream right onto Stiles' ass.

Because he was such a great fiance.

Stiles jerked at the cold, making a disgruntled noise. "You're an asshole."

"Mmmhmm," Derek hummed obligingly. It probably helped that he was carefully pressing two fingers into Stiles now.

"What if--" That statement was briefly cut off by a groan. Seriously, he was an asshole. "--what i-if I decide I want to boss you around?"

He was.

But that did make Derek inhale sharply and voice go a little breathy. "Do you want to?"

They were terrible and constantly kinky.

Stiles smiled slightly. "Get me ready and we'll see."

Derek grinned at that, kissing the small of Stiles' back as he worked his fingers into him with more intent than before. "Tell me."

Stiles dug his fingers into the wall, rocking his hips back against Derek's fingers. "Maybe I want to ride you."

Derek pressed closer, spreading his free hand out over Stiles' stomach and completely ignoring his dick. "Will I be able to touch you?"

Like he already was.

Stiles nodded, covering Derek's hand with his own. "Yeah. Yeah you can definitely touch me."

They were so grossly romantic sometimes.

Derek kiss his back again, carefully adding another finger to stretch him open for this. "You're so perfect."

He ducked his head down, smiling to himself at the ridiculous compliment. "Come on, I'm ready."

He would give all the compliments he wanted to!

"Okay, okay," Derek replied, shifting his hand down to give Stiles a stroke before wobbling back to work on getting his jeans unbuttoned and down as much as he could while on his knees.

Stiles kicked off his jeans before turning to face Derek. "On the floor?"

At least the place was clean even if it was ugly.

"You're the boss," Derek teased, hands on Stiles' now bare hips.

"On your back then," he said, giving Derek's hair a quick tug.

Derek closed his eyes at the hair pull, making a pleased noise before registering the order. He snapped his teeth at Stiles' hand playfully before going to lay back and struggle with his jeans a bit more.
