Derek was looking for a booty-call house investment property in the Maryland area for cutting down on all those hotels. Yes, a house was somehow the better investment. Just don't ask why rich people do these things. Or why Teen Wolf characters do anything. Just accept it and move on.

That would be why he was looking at a house that had probably been very nice fifty years ago. And frowning at the listing. "This says it has character."

"Okay, okay," Derek replied, shifting his hand down to give Stiles a stroke before wobbling back to work on getting his jeans unbuttoned and down as much as he could while on his knees.

Stiles kicked off his jeans before turning to face Derek. "On the floor?"

Derek closed his eyes at the hair pull, making a pleased noise before registering the order. He snapped his teeth at Stiles' hand playfully before going to lay back and struggle with his jeans a bit more.

Stiles smirked and crouched down to straddle Derek's hips. "Your jeans are down far enough. Just take your shirt off."

He kind of wanted to see Derek struggle a bit by having his jeans around his thighs.

Derek shot him a look, but tugged his shirt off. "You too."

Stiles shucked off his shirt, tossing it to the side. He leaned over to grab one of the packets of lube that fell to the floor and tore it open with his teeth. He poured some into his hand and didn't bother warming it up before reaching back to slick up Derek's dick.

Derek hissed in annoyance, glaring at Stiles for his sweet revenge. "C'mon."

"I believe I'm the one in charge here." Though he was lining himself up and sinking down on Derek's cock a moment later. He was impatient, okay?

Well, that impatience was working out quite well for Derek. He placed his hands on Stiles' hips to help keep him steady. And to have something to hold onto when he really just wanted to drive up into him. "Stiles."

"Yes," Derek agreed without meaning to actually say it out loud. But he was a bit distracted for some reason. He held onto Stiles' hips tightly, giving into the need to shift his hips for a little friction.

Stiles could take a hint and soon he was lifting himself up, fucking himself on Derek in a smooth, steady pace. He tilted his head back, just enjoying the feeling for the moment rather than trying to get himself off.

Derek let go of one of Stiles' hips in order to reach up and touch his chest and shoulder. "You just look so--"

Stiles opened his eyes when he felt Derek touch his shoulder, looking down at him. "Look so what?"

"Amazing," Derek replied, continuing to move his hand up to Stiles' neck. "You look so beautiful."

Great, Derek. You were making him blush while he was trying to fuck you in some stranger's house. "Can't say things like that."

"Why not?" Derek asked, cupping Stiles' jaw and brushing a thumb over his cheek.

"You know why," he said, turning his head enough to nip at Derek's hand.

"It's true," he insisted, smiling at the bite. He pulled Stiles down for a kiss to return that favor just a bit.

Stiles kissed Derek back, moving his hips slowly against him. Then he decided to be a Derek-level asshole. "You know if you finish inside me I won't be able to clean up after. I'll have to go home like that."

Was that supposed to be a deterrent? Nope.
