Derek was looking for a ~~booty-call house~~ investment property in the Maryland area for cutting down on all those hotels. Yes, a house was somehow the better investment. Just don't ask why rich people do these things. Or why Teen Wolf characters do anything. Just accept it and move on.

"It's true," he insisted, smiling at the bite. He pulled Stiles down for a kiss to return that favor just a bit.

Stiles nodded shakily. It really wasn't going to take much more for him to come. He dug his nails into Derek's skin to keep from touching himself, leaving red marks down his chest.

It didn't take much longer for him to come with a loud shout that echoed throughout the ugly (and thankfully empty) house.
