Derek was looking for a ~~booty-call house~~ investment property in the Maryland area for cutting down on all those hotels. Yes, a house was somehow the better investment. Just don't ask why rich people do these things. Or why Teen Wolf characters do anything. Just accept it and move on.

On one hand, he wasn't looking for an abandoned shack to lurk in. On the other, he hadn't hired a real estate agent to keep him away from the really shitty properties yet.

That would be why he was looking at a house that had probably been very nice fifty years ago. And frowning at the listing. "This says it has character."

Derek hissed in annoyance, glaring at Stiles for his sweet revenge. "C'mon."

"I believe I'm the one in charge here." Though he was lining himself up and sinking down on Derek's cock a moment later. He was impatient, okay?

Well, that impatience was working out quite well for Derek. He placed his hands on Stiles' hips to help keep him steady. And to have something to hold onto when he really just wanted to drive up into him. "Stiles."

Stiles groaned when he felt his ass meet Derek's hips, enjoying that feeling of fullness for a few moments. He pressed his hands against Derek's chest, needing the leverage there to keep himself upright. "Fuck, that's good."

"Yes," Derek agreed without meaning to actually say it out loud. But he was a bit distracted for some reason. He held onto Stiles' hips tightly, giving into the need to shift his hips for a little friction.

Stiles could take a hint and soon he was lifting himself up, fucking himself on Derek in a smooth, steady pace. He tilted his head back, just enjoying the feeling for the moment rather than trying to get himself off.

Derek let go of one of Stiles' hips in order to reach up and touch his chest and shoulder. "You just look so--"

Stiles opened his eyes when he felt Derek touch his shoulder, looking down at him. "Look so what?"

"Amazing," Derek replied, continuing to move his hand up to Stiles' neck. "You look so beautiful."

Great, Derek. You were making him blush while he was trying to fuck you in some stranger's house. "Can't say things like that."

Really now, he could and would.

"Why not?" Derek asked, cupping Stiles' jaw and brushing a thumb over his cheek.

"You know why," he said, turning his head enough to nip at Derek's hand.

"It's true," he insisted, smiling at the bite. He pulled Stiles down for a kiss to return that favor just a bit.

Stiles kissed Derek back, moving his hips slowly against him. Then he decided to be a Derek-level asshole. "You know if you finish inside me I won't be able to clean up after. I'll have to go home like that."

Was that supposed to be a deterrent? Nope.

Derek groaned, pulling Stiles down to meet his next thrust with more force than he'd used so far. "I thought about a condom for the clean up."

Just thought about. For this very reason.

Stiles huffed, digging his fingers into Derek's skin as he dropped himself down with more force. "But did you actually bring one?"

"I can next time," Derek promised, struggling just a bit with where his jeans were around his thighs. He couldn't move nearly as much as he'd like to. "If I do that, I'll also bring the plug."

Because in that case, there wouldn't even be pretext on the booty-call.

"I don't want it--the condom." The plug, sure. He was all about that. "I like feeling you after."

"It'll make a mess," Derek reminded him, even as the thought of Stiles going back to the dorms like that was making his eyes go a bit red and sideburns filling in.

"Good," he said, smiling a little at Derek wolfing out. "I want that."

Mostly because he knew it made Derek happy.

"I'll do something for you," he promised. Because he'd promise anything right about now. It was almost sad how whipped he was. "Anything you want."

"Just want you," he mumbled, focusing on moving faster now.

"Fuck," Derek whined, holding onto his hips tight enough to leave some interesting shaped bruises for later one. "Fuck, please--"

"I'm going to come first," Stiles panted, enjoying the rhythmic sound of skin hitting skin as he got the pace he wanted. "Just--hold on--"

Telling him that was just rude. Because now Derek was struggling to keep still and let him do as he wanted. "Oh-okay. Just like this?"
